01 / Who we are
A Nottingham company for garage conversions
Plenty of Nottinghamshire garages hold everything except a car. Bikes, freezers and boxes fill the space while the car is parked outside. We turn that space into a room the household will use every day, with far less disruption than building on.
The first step is a visit to your home. We take measurements, check the concrete base, the brickwork, the roof and the door opening, and listen to what you want the room for. After that we prepare drawings, explain what the building inspector will check, and send a fixed quote with each part of the job on its own line.
We cover Nottingham and the towns around it, from West Bridgford and Bingham to Hucknall, Eastwood and Long Eaton. Six councils share that ground, so we confirm which one covers your address and prepare the application to suit its Building Control service.

02 / How we work
How we run every conversion
The same four commitments apply whether the garage becomes a bedroom, a gym or a study.
- 01
The same checks every time
Every garage raises the same set of questions, so each survey, plan and price covers finished floor heights, the footing for the infill wall, fire separation and escape windows before any work starts.
- 02
A quote with nothing hidden
The price arrives as one total split into its parts: floor, front wall and window, insulation, wiring and heating, plaster and decoration, plans and the Building Regulations application. Should you alter the design later, the revised line is agreed in writing first.
- 03
Paperwork taken care of
We prepare the drawings, send the Building Regulations application to whichever council covers your home and arrange each inspection. If planning permission is needed, because of a listed building, a conservation area or a condition on your estate, you hear it at the survey.
- 04
Nobody to chase
One contact runs the job from your first call to the completion certificate. We survey, design, price and manage the build, and you always know what happens next.
03 / Where we work
Garages across Nottingham and its towns
The housing around Nottingham was built over a long stretch of time, and its garages show it. Much of Beeston dates from late Victorian and Edwardian times, when few homes were built with a garage at all. Edwalton grew in estates from the early 1950s with more added in the 1980s, Gamston mostly since the 1980s, and newer estates such as Sharphill add recent family homes. Across all of them you find the familiar single bay beside a semi, the wider attached garage on a detached home and, on newer houses, the garage built into the house.
Each type converts in its own way and raises its own Building Control points. Some streets lie in conservation areas, of which every council here has several, and the Nottinghamshire highway guidance notes that planning conditions may be used on some estates to keep garages for parking. We check both at the survey, before you spend anything on drawings.
Our area pages look at each district in turn: its homes, the garages that come with them and the conversions that suit them best. Browse the areas we cover.

Questions about Nottingham Garage Conversions
Things worth knowing before you arrange a visit.
01What do you check at the survey?
The points that most often trip people up, like how high the finished floor must sit, what the new front wall stands on, how the room is ventilated and where the escape window goes.
02Is there a charge for the survey?
No. The visit, the measuring and the conversation about the room are free, and the itemised price we send afterwards carries no obligation at all.
03Which council deals with my Building Regulations?
That depends on where you live: Nottingham City, Rushcliffe, Broxtowe, Gedling, Ashfield or Erewash. We draw the plans, apply to the right body (or to a registered building control approver), arrange every inspection and pass the completion certificate to you.
04Who do I speak to while the work is going on?
Us, every time. The same contact answers your questions from the first phone call through to the final inspection, and lets you know what is coming up next.

A few details about your garage are all we need. We ring to fix a convenient time, measure it on the visit and then post you a fixed price broken into lines. It costs nothing and commits you to nothing.
